Reasons for Site Inspection:
As the proposed development is located near the historic core of Robertson the street context of the property was unclear, and the images attached to the application was insufficient; the the case officer was conducted a site inspection.
Findings of Site Inspection:
The case officer noticed that 30 percent of the work was completed however all works on site have been ceased. The case officer was informed by the structural engineer that work was halted, despite having approval from the municipality, because they were later informed by the municipality to obtain approval from HWC before further work could commence. Regarding significance the most important remaining historic element to the building was its front facade however the street mainly consisted of modern suburban residential buildings. As the additions and the cottage was set back from the street, the new side additions would not overpower the front facade and the layout of the main house would not be altered.
Recommended Action:
The matter was tabled and discussed at the following HOMS meeting.
